Increasing your home?s resale value need not involve expensive and time-consuming remodelling. There are small things that you can accomplish in a weekend that allow you to get more money from the sale. Here are eight that will make a big difference?

Most home owners become accustomed to their clutter and don?t realize how distracting it is for potential buyers. Of course, you can?t just stuff your excess papers and other clutter into closets and drawers. Buyers will look there, too, and conclude that if your stuff won?t fit, then theirs won?t either. Pack up any excess belongings that you can?t part with, and rent a storage unit for the boxes.

2. Organize the garage.

If you have stuff strewn all over the garage, investing in a garage-organizing system is even better than putting it all in a rented storage unit. Most home buyers know how much stuff they have to store in the garage, and having an organized system is a selling point, especially for men.

3. Repaint walls in neutral colours.

As much as you may love lavender, your prospective buyer may hate it, so choose neutrals that go with everything. Neutral colours don?t have to be boring. Colours with a yellow undertone make your home look warm and sunny.

While you?re repainting, eliminate any wallpaper borders, faux finishes and accent walls. Wallpaper borders are out of style and few do-it-yourselves can pull off a successful faux finish or accent wall.

4. Replace corroded faucets.

Your kitchen and bathroom faucets should be spotlessly clean, and it?s impossible to make a corroded faucet look spotless. Replacing faucets is within the skill level of most homeowners, and real estate agents say that buyers focus on faucets in kitchens and baths.

5. Pressure-wash your home?s exterior.

Dirt and mildew on the exterior can scare off buyers before they even get in the front door. Pressure washing can make a huge difference.

6. Spruce up worn kitchen and bathroom cabinets.

It?s usually not necessary to replace or reface cabinets. A coat of paint in a light, neutral colour and a new set of pulls will make most cabinets look new.

7. Spruce up the front door.

The front door is the first thing that buyers see, and it should be immaculate. If the paint is faded or chipped, paint it in a glossy shade that contrasts with your home colour. When choosing the colour, also keep in mind the other homes on your street so your front door won?t clash.

If the hardware is rusted or chipped, replacement handles, door knockers and kick plates are an easy fix. While you?re at it, set a large, attractive pot of flowering plants on either side of the door.

8. Neaten up the yard.

Curb appeal can make or break a sale, so get out the hedge trimmers, edger and lawn mower. Dig up any weeds, and put out a fresh layer of mulch. If there are any bare spots in your landscaping, invest in some flowering plants that are in bloom.

Doing some of these quick weekend projects has the added benefit of helping your home sell more quickly. That translates into fewer house payments and more money in your pocket.
